What Landlords in Bali Actually Check
Bali handovers are stricter than most tenants expect, because tropical wear is real and owners know exactly where it hides. The recurring inspection points, in rough order of how often they cost people money:
- Kitchen grease — the extractor hood, the wall behind the stove, inside the oven and under the sink. This is deposit-deduction item number one.
- Bathroom scale and mould — limescale on glass and taps, dark silicone lines, grout that has gone grey. Owners read these as neglect even when they are just climate.
- Walls and switches — scuffs at furniture height, hand marks around light switches, the shadow where a sofa stood.
- Outdoor living — terraces, the pool surround, light fittings full of insects, leaves in drainage. Tropical rentals include the outside, and inspections do too.
- Furniture and soft items — in furnished villas, mattress and sofa condition gets checked against move-in photos.

What It Costs
Same honest structure as everything we do — 150,000 IDR per hour per cleaner, two-hour minimum, and a fixed quote from photos or a video walkthrough before we start. In practice: studios and one-bedrooms usually land at 600,000–900,000 IDR, two- to three-bedroom villas at 1,200,000–2,500,000 IDR depending on kitchen state and outdoor area, and large family villas by quote. Timing the Clean Around Handover Day
The sequence that works: movers out first, utilities still on, clean the following morning, handover in the afternoon. That leaves zero hours for new dust to settle and means the villa is inspected exactly as we left it.
